Jesús, Ibiza: a buyer’s guide to the village five minutes from everything

Read any guide to the east side of Ibiza and one phrase keeps coming back: “five minutes from Jesús”. The village sits just above Ibiza Town, and for many of the island’s most sought after addresses it is where daily life actually happens: the bakery in the morning, the pharmacy, the supermarket, the school run.

Jesús is a small village with a long history and a very practical present. This is a short guide for buyers who want to understand it, either as a place to live or as the centre of gravity for the areas around it.

The village

Jesús lies about three kilometres north of Ibiza Town, in the municipality of Santa Eulària. At its heart is the whitewashed church of Nostra Mare de Jesús, founded by Franciscan friars at the end of the fifteenth century and believed to be one of the oldest churches on the island. Inside is a celebrated altarpiece by the Osona family of painters, a fine example of the style that bridged Gothic and Renaissance art.

Around the church is a working village: cafés, restaurants, bakeries, supermarkets, a pharmacy, a cultural centre, sports facilities and a public infant and primary school. It is lived in all year, and it feels like it.

What surrounds it

Jesús is best understood as the centre of a group of residential areas, each with its own character:

Buyers often start by searching one of these names and end up choosing between them. What they share is Jesús as their village.

Daily life

Approximate drive times from the village:

For families, the location is a large part of the appeal. The village has its own public school, and the international schools in the centre of the island, such as Morna International College near Santa Gertrudis, are a reasonable drive away. Ibiza Town’s services, doctors and the hospital are close.

What you can buy

In the village itself the stock is mainly apartments, townhouses and village houses, often bought by people who live and work on the island. In the surrounding areas the market is villas, with Can Furnet and Cap Martinet among the most expensive addresses on this side of the island. The range is therefore very wide, from village apartments to villas well above €5 million, and live listings are the only reliable guide.

Two things to check before you buy

The tourist licence. Holiday letting in the Balearics requires a tourist rental licence. Apartments in residential buildings cannot obtain one, and new licences for houses are very limited. If letting is part of your plan, have your lawyer verify the licence itself. Long term letting does not need one, and demand in and around Jesús is strong.

The transfer tax. On a resale, the Balearics charge ITP in bands:

Property value ITP rate
Up to €400,000 8%
€400,000 to €600,000 9%
€600,000 to €1,000,000 10%
€1,000,000 to €2,000,000 12%
Above €2,000,000 13%

Each rate applies to the part of the price within its band. A new build carries 10% VAT plus 1.5% stamp duty instead. Add around 1% to 2% for fees.

Who it suits

Jesús suits families, people who live on the island all year, and buyers who want to be close to Ibiza Town without living in it. It suits less well anyone looking for the remote, rural Ibiza of the north, or a house with its own beach.

Our view

Jesús rarely makes headlines, and that is part of its strength. It is the most practical place on the island to base a life, and the villa areas around it are some of the most desirable in Ibiza. If you are looking at Can Furnet, Cap Martinet or Talamanca, spend a morning in the village. It is where you will actually live.
