Ibiza’s property market continues to stand out as one of the most valuable in Spain. Prices vary depending on the style and size of the home. Apartments generally range between €6,500 and €6,800 per m2, with higher figures in prime coastal or city locations. Detached houses and villas average €7,500 to €8,800 per m2, while luxury villas in sought-after settings often exceed €10,000 per m2. Architect-designed homes, heritage fincas and properties with large private plots naturally sit at the very top of the scale.

By area

Location remains the biggest influence on price. In Cap Martinet, known for its luxury villas and proximity to Ibiza Town, the average is around €9,050 per m2. Dalt Vila – La Marina sits close behind at €7,330 per m2, offering a blend of heritage architecture and access to high-end dining and shopping.

For those seeking beachfront living at a slightly lower entry point, Figueretes – Playa d’en Bossa averages €6,420 per m2. Santa Eulària del Río, with its family-friendly atmosphere and growing range of amenities, averages €6,930 per m2.

At the very top end, Santa Gertrudis stands out at approximately €11,770 per m2. This central village, known for its upmarket restaurants, boutique shops and year-round community, is one of the island’s most in-demand locations for both permanent residents and second-home buyers. Its combination of rural charm and excellent connectivity makes it one of the few places where values rival those of Ibiza’s most exclusive coastal addresses.
